Eligible Units
Properties under the following contract types receive tax filing services at no additional cost, once all required documentation and tax information is provided:
- Exclusive Property Management Agreements
- Exclusive Booking Agreements
Properties under the following contract types do not qualify for tax filing services by Gather. In this case, Gather will forward all applicable taxes to you, the owner, to conduct your own tax filing activities.
- Non-Exclusive Vacation Rental Marketing Agreements
- Estate Management Agreements
Mainland Tax Filing & Permit Registration Procedures
Gather partners with Avalara - a reliable and secure tax compliance program to verify the applicable tax rates according to property location, carry out monthly tax filing activities on your behalf, and obtain appropriate permitting (i.e., business permits, short-term rental permits, etc.) if no permit has already been established.
- If you have never filed taxes with regard to your vacation rental property, our Accounting team will establish a new account on your behalf and no further action is required on your end.
- If you have previously filed taxes with regard to your vacation rental property, please provide the following information.
- Tax Filing ID If you have been filing taxes prior to joining Gather’s management program, this would be the ID number you reference to the applicable municipality when making tax payments.
- Registered Tax ID This pertains to your tax ID (TIN / SSN / EIN) that has already been registered for previous tax filing activities. Some states require reconciliation of funds reported on monthly revenue tax filings & 1099 reportable income. With this, it is imperative Gather is made aware of the exact TIN / SSN / EIN associated with the filing account to ensure continued success.
- Permits & ID Numbers Please provide your existing (1) Short-Term Rental Permit and Permit ID; and / or (2) Business License and License ID, if applicable. In some locations, a permit ID and filing ID may be the same - there are also plenty of instances of these IDs differing, so please be sure to carefully review before submitting this information for onboarding.
When working to establish your registration with Avalara, they will notify our team of any instances in which they are NOT able to facilitate permit applications as there are some limitations. In the event Avalara is unable to facilitate a permit application on your behalf, you and / or your property manager will be notified and you will be required to carry out the registration process and supply Gather with the appropriate documentation. - Other Tax Information If there have been ANY additional pieces of general compliance, permitting, registrations, or licensing applied for or previously processed, please ensure this information is provided to us for success from the onset of your account with Gather.
- *Arizona Units Please note, if your property is located in the state of Arizona, we will require some additional information, detailed below for your reference.
In order to successfully connect to your existing tax account, Avalara requires your AZ Tax login credentials. Please be prepared to provide your username / email address and associated password so our Accounting team may connect to your existing account and file taxes on your behalf.
When working to establish you and your property’s registration with this partner, Avalara will notify our team of any instances in which they are not able to facilitate permit applications as there are some limitations. In the event Avalara is unable to facilitate a permit application on your behalf, you and / or your property manager will be notified and you will be required to carry out the registration process and supply Gather with the appropriate documentation.
