Launching Advertising for Your Property

Learn more about the activation process and platforms your property will be advertised on as well as distribution channel requirements.

Going Live: Company Websites

Once all marketing requirements have been provided by your Property Manager, we will begin advertising your property on our company websites within 24 hours, given all requirements are supplied within our normal business hours, Monday through Friday. 

Once your property is live on our company websites, the listing will be provided to your Property Manager for review and approval to catch any data discrepancies prior to distributing your unit to our top-performing channel partner platforms. Our Marketing team will also forward the listing to a team of SEO experts to revise your property description for purposes of listing optimization and performance. Once your property manager approves our company website listing(s), we will begin distributing your property to our channel partners based on various unit requirements. 

Company Cancellation Policies

Exclusive Units Properties under an Exclusive Property Management Agreement or Exclusive Booking Agreement will be subject to one of the following cancellation policies dependent on the average daily rate (ADR). 

  • Standard Cancellation Policy This cancellation policy is assigned for all units with an ADR of $250+ per night and is applied as follows.
    • 90% refund 46+ days prior to arrival (10% retained by Gather / Owner)
    • 50% refund 31 - 45 days prior to arrival (50% retained by Gather / Owner)
    • 0% refund 0 - 30 days prior to arrival (100% retained by Gather / Owner)
  • Classic Cancellation Policy This cancellation policy is assigned for all units with an ADR of up to $249 per night and is applied as follows. 
    • 90% refund 31+ days prior to arrival (10% retained by Gather / Owner)
    • 50% refund 15 - 30 days prior to arrival (50% retained by Gather / Owner)
    • 0% refund 0 - 14 days prior to arrival (100% retained by Gather / Owner)

Non-Exclusive Units Properties under a Non-Exclusive Vacation Rental Marketing Agreement will be subject to one of the following policies dependent on the contract terms contained in your Agreement. 

  • NE Non-Refundable at 45 Days This cancellation policy is applied as follows.
    • 90% refund 46+ days prior to arrival (10% retained by Gather / Owner)
    • 0% refund 0 - 45 days prior to arrival (100% retained by Gather / Owner)
  • NE Non-Refundable at 30 Days This cancellation policy is applied as follows. 
    • 90% refund 46+ days prior to arrival (10% retained by Gather / Owner)
    • 50% refund 31 - 45 days prior to arrival (50% retained by Gather / Owner)
    • 0% refund 0 - 30 days prior to arrival (100% retained by Gather / Owner)
  • NE Non-Refundable This cancellation policy is applied as follows.
    • 100% non-refundable at the time of booking

Channel Distribution: Online Travel Agencies (OTAs) & Standard Travel Agencies (TAs)

  • Requirements Units advertised on this channel can be instant-bookable OR on-request only, dependent on the contract and unit types. 

Booking.com Booking.com is one of the world’s leading digital travel companies. As one of the world’s largest travel marketplaces for both established brands and entrepreneurs of all sizes, Booking.com enables properties around the world to reach a global audience and grow their businesses. 

  • Requirements Units advertised on this channel must be instant-bookable. Units may be excluded from this channel if subject to one of the following circumstances: 
    • Non-Permitted Oahu Units
    • On-Request / Inquiry Only Units
    • Units with Minimum Stays of 30+ Nights 
    • Units with Additional Fees Paid Directly to Outside Entities (i.e., Resorts)
    • Units Assigned to our Service Fee 295 Unit Type

Vrbo The Vrbo website was created by David Clouse, a retired teacher, in 1995 with the goal of renting his Breckenridge Ski Resort condo. The website soon became popular with homeowners that wanted to list their properties for short-term rentals and is popularly used by many travelers in the United States. 

  • Requirements Units advertised on this channel can be instant-bookable or on-request only, dependent on the contract and unit types. 

Homes & Villas by Marriott International (HVMI) Homes & Villas by Marriott International (HVMI) is a platform that works with selected property management companies. They include more than 70,000 homes in 75+ countries. Please note, all units activated for this channel must be reviewed and approved by a member of the HVMI team before the unit is advertised publicly. 

  • Requirements Units advertised on this channel must be approved by a member of HVMI’s team. Units may be excluded from this channel if subject to one of the following circumstances: 
    • Units Not Approved by HVMI Team
    • Oahu Units
    • On-Request / Inquiry Only Units
    • Units Within Four Seasons Resorts / Hotels

HomeToGo HomeToGo.com is a search engine that aggregates vacation rentals from various sites, allowing users to search inventory across multiple platforms at one time. The advantage of an aggregator site is that users can search from one location and compare prices. Founded in 2014, HomeToGo operates local apps & websites in 25 countries across Europe, North America, South America, Australia and Asia-Pacific. HomeToGo also operates brands such as Agriturismo.it, AMIVAC, Casamundo, CaseVacanza.it, e-domizil, EscapadaRural, Tripping.com and Wimdu.
